How do you create a theme that you child will not “grow out of” within the next year or so? Sometimes you can design a theme that can be altered with the simple removal of, and subsequent addition of smaller items to the room. Things such as well-framed posters, a stenciling painted on the wall, and a few more accessories such as trinkets that will alter the overall look without costing you a fortune.

When redecorating, several parents have all the ideas when it comes to decorating the living room, their own bedrooms, bedrooms , the den or office – no problem. For these individuals, the majority of their home redecorating frustration actually comes from trying to figure out the perfect motif for their children’s bedrooms, bathrooms, nurseries, playrooms and so on. How to decide? It is especially difficult because children’s popular trends fluctuate so rapidly. So if “Finding Nemo” is the most popular theme today, next week it might be “Snow White” or “Star Wars” AGAIN. A kid’s room could be not cool for two weeks or suddenly be a-never-cool-again bedroom, playroom, or what have you. So what do you do? There are several suggestions – but one in particular rises above all the rest: the use of broad, yet personal themes.

For example: if your little boy or girl is obsessed with a specific sport, you are off to a great start. Sports themes can be very specific – such as jerseys, pictures and accessories for a particular team, or they can be very broad. But it might be a good idea to have a more general, say, basketball theme for the overall design.

Some little boys and girls fickle fans, they change their minds about what sport is their favorite and want to have THOSE bed sheets or THAT wallpaper. In such a case a general sports theme can be the very best answer for you, wallpaper with footballs and baseball gloves, hockey sticks and basketball hoops. Maybe a couple of sets of sheets and pajamas with the “theme of the week” he or she insists upon. The more general the better, there are less complications that way.

Another example applies to little boys or girls obsessed with a cartoon character, for example: “The Little Mermaid.” Posters and “under the sea” CDs are great, even little Ariel trinkets will do. But the overall décor could, perhaps, be something more along the lines of a general underwater theme. This way, he or she could change his or her mind without you having to make any drastic changes to accommodate the child.

Another idea is to explore what they dream to become when they grow up and set up an aviation theme, for example . . . or perhaps a dancing theme would be perfect in your child’s bedroom. I grew up with two sisters and the three of us all danced for years, the playroom had a slight dance – theme to it. We played our music on our own cassette player and practiced in that room. There, of course, was also where we kept our dolls, dress-up clothes, and other toys – so it was not a solid motif. It was a playroom. Nonetheless, it was a playroom we never tired of.

The historic Spanish revival house plans spread with the earliest Spanish settlements in Mexico and the Caribbean. In the United States, the Spanish colonial style is best exhibited in St. Augustine, Florida, which is the oldest established city in the U.S., having been founded in 1565. The common houses in this town were covered outside with a whitewash of lime mortar; usually two stories tall, they included patios for outdoor cool-air breezes in the hot Florida climate. This style also developed in the American Southwest and in California, as Spanish priests established missions along the Pacific coast between 1769 and 1823.

The French colonial style spread in areas of North America settled by the French, beginning in 1608 with Quebec, and in 1718 with New Orleans, Louisiana. Other settlements spread along the Mississippi valley up to Missouri. Early French colonial-style houses are called poteaux-en-terre, and are made of heavy cedar logs set upright into the ground. They are surrounded by galleries (porches) to sit outside in the hot summer. By the 1770’s the French colonial style evolved into briquette-entre-poteaux, meaning small bricks laid between posts, which characterizes homes in New Orleans’ historic quarter. In areas where flooding was common, the raised-cottage style developed, with houses built on top of raised brick walls for protection from waters during floods. In dry periods these basements stayed cool, and were used for storage and cooking.

Perhaps the image which most readily comes to mind with the idea of colonial style house plans is Georgian colonial style, which was popular in New England and the mid-Atlantic areas of North America from the 1720’s to the 1780’s. The defining features of Georgian-style architecture are the symmetrical, square shape; central doorway, often with a decorative crown over the door and flattened columns on either side of it; and the straight lines of windows on the two stories. The doorway opens upon an entryway which leads to a hall and stairway which divide the house in two, with rooms branching off on either side from these. Usually Georgian houses were made of brick with wooden trim, with columns painted white. There are usually one, or perhaps two chimneys. The ground floor of Georgian houses has formally defined dining room, living room, and occasionally family room areas, with bedroom on the second floor.

The first time someone comes to look at your place, you may overhear comments that hurt your feelings; about your choice of colors, the style of your furniture…”What on earth ever made them pick those draperies for the living room?” You love those draperies! I know all about that, because I’ve been there.

Today there are so many homes on the market that buyers can pick and choose…and bargain. So what is going to make them purchase YOUR home? Well, it could be the best bargain, monetarily. It might, by chance, be exactly the right color scheme for the buyer’s furniture. But most often, the house they pick is one that is in good condition, clean, looks roomy and uncluttered, and is neutral enough that they don’t have to replace counters, carpeting, and other permanent fixtures.

Well, if you are selling because of tough times, you aren’t going to replace them, either, so what you have to do is make your home look comfortable and inviting, and ready to move in to. When prospects walk through, every room should be saying “Welcome to your new home.” If they can picture their furniture and their family in your place, you have a sale.

So how do you do this? By depersonalizing your home, removing excess “things” and eliminating clutter. Here are some tips for turning your house into a quick sale without having to give it away:

• This may surprise you, but uncluttered, orderly cabinets and closets are rally important. It doesn’t just tell a buyer that you took care of your space; it also suggests that there is ample storage throughout the house, and that there was no need to overstuff every available space and cabinet! So either pack away half of the stuff you won’t need for a while, or designate one closet that can be locked and put it all in there with a sign on it to stay out. Boxes should be marked for a move and stacked in the basement or the garage.
• Remove unnecessary furniture, especially if it is worn or needs repair. The room will look larger, and the impression will be better. The same goes of knicknacks, curios, and paintings, especially if they are religious, ethnic, or political. Unless you refuse to sell to anyone who does not share your beliefs, why risk negative feelings and emotions from a prospective buyer?
• Streamline your kitchen counters. Remove small appliances that aren’t used often, and make the ones that remain shine! Take the kiddie pictures off the refrigerator, remove your stacks of paperwork, and limit your personal notes. Again, cabinets and drawers need to appear orderly. When visitors are asked not to look in drawers, cabinets, and closets, they automatically assume you are hiding something.
• If the walls need painting, slap a coat of white or off-white on them. It will make the place look cleaner, brighter, lighter, and more neutral…something they can live with until they are ready to do some decorating. 
• If your curtains are getting shabby, and you don’t want to replace them, remove them. Either put up a cheap white shade (you can buy them at Walmart for a couple bucks), or just wash your windows. You want the place to look bright, light, and airy anyway.

If your house looks light, bright, and well loved, the buyer will feel that. So throw on a few lights, invite them to look everywhere but in your dresser drawers, and get out of the house so they can look and talk and imagine without you listening. Oh…and don’t forget to add a nice homey smell. Lavender, vanilla, and holiday scents are very nice, but when overused appear to be masking unpleasant odors.

So much nicer to have a homey kitchen smell pervading the house. You know, bread cooling on the counter…or perhaps an apple pie that just came out of the oven. Fresh brewed coffee…you might even offer some to them and the realtor before you leave. And if you simply don’t have time for that nonsense, boil a small pot of water with a teaspoon of cinnamon in it, uncovered, for a few minutes, and then cover it and leave it on the stove. Yummy!
